Guiding You Throughout the Building Commissioning Process

New Construction

Commissioning (Cx) is a technical process that evaluates various aspects of the project progress, from pre-design review through to end of warranty and seasonal testing of M& E systems. Statistics have shown that including Cx early on in a project, at the pre-design stage, leads to increased building energy savings and other non-energy benefits.

Isotherm’s approach to commissioning of new buildings is to provide value early on in the project, working closely with the Owner to establish the Owner’s Project Requirements (OPR) and with design teams to ensure compliance to the OPR.

Commissioning of new buildings is carried out in the following phases:

  • Pre-design
  • Design
  • Construction
  • Occupancy /Operations

Existing Buildings

Too often in existing buildings, as a comfort issues arise, staff quickly resolve them by implementing a temporary solution. Unfortunately, this temporary fix ends up being permanent to the detriment of building efficiency. Also a reality in existing buildings is the fact that sometimes the use of certain spaces has been changed but M&E systems have not been updated to meet the new space requirements.

Re-commissioning (RCx) is a systematic process that helps to ensure that building equipment and systems perform together effectively and efficiently to meet the Current Facility Requirements (CFR). It is a tool to improve existing building energy performance without sacrificing occupant comfort.

This can lead to the following benefits:

  • Increased employee productivity
  • Lower maintenance costs & energy consumption
  • Better risk management

What We Do

Every project requires the involvement of multiple parties. We expend a significant portion of our time in the field, with all disciplines involved. Our experience has shown that by working closely with the trades we can often eliminate the adversarial situations that arise from the “us and them” mentality that has seen to permeate from a number of construction projects.

Senior and experienced personnel are used in all phases of the commissioning process to maximize the benefit to the Owner and to provide proper guidance to the Contractors. Bridging the “GAP” between the Owners, Consultants, Contractors, and eventual Owner/Operators has proven to greatly assist in the successful conclusion of the commissioning process.

These benefits usually focus on the following:

  • Does the design meet the Owner’s/Tenant’s project Requirements
  • How will the systems be operated and maintained
  • Are the systems operable in a manner consistent with the full benefit of the intended supply
